Ten of the sales were in Canberra’s inner south; Forrest and Red Hill were unsurprisingly at the top of the list.
Luxury sales agent Mario Sanfrancesco of Blackshaw Manuka achieved the top sale and a further six of the top ten sales, along with the home of former Home Affairs boss Mike Pezzullo.
“What is remarkable is that seven of these big sales occurred in the second half of the year,” Mr. Sanfrancesco said.
“It’s hard to pinpoint why, but the election, interest rates and general confidence must have played a role.”
Mr. Sanfrancesco said he expected the big sales to continue into the new year.
“I think there is little doubt that we will break the $10 million mark in 2026,” he said.
“But don’t be surprised if prices go even higher. I’ve been invited to view some very special homes, and I think if they come on the market we could see prices in the $15 million to $20 million range.”
1. Mike Pezzullo’s House, Red Hill
Mr. Pezzullo and his wife, Lynne, bought the property in 2011 for $1.95 million. They demolished the existing residence and built a stately five-bedroom home and moved to the property in 2015.
The two-storey house is built around a central courtyard and features marble floors, a spiral staircase and five bedrooms, all with en suite bathrooms.
The luxury continued only outside, with a pool, tennis court and numerous fountains.
2. 15 Around Tasmania, Forrest
15 Tasmania Circle in Forrest was the second most expensive house sold in Canberra this year.
The four-bedroom, four-bathroom home sold for $6.15 million in June, according to Cotality data.

With two kitchens, a 10-person spa, meditation pool and views of the Parliament House, 15 Tasmania Circle has no shortage of luxury.
Canberra-based architect Brian Foskett designed the house to blend in with the Blandfordia architecture of the region.
4. 14 Tennyson Crescent, Forrest
The first of two houses to make this list, “Waterford” in Tennyson Crescent is surrounded by formal gardens and ivy-covered walls.

A fountain imported from Europe greets visitors to the mansion, welcoming them into a house filled with antique chandeliers and raw silk fabrics.

This $5.25 million mansion’s pool also doubles as a water feature that can be admired from the kitchen, dining and living rooms.

The house itself features four living areas, a music room, study and wine room, while the gardens offer multiple entertaining courtyards throughout the formal gardens.
A double-sided vanity, walk-in tub, and oversized shower complete the marble-walled bathroom off the master bedroom.

With bespoke joinery, hardwood floors and a temperature-controlled wine room, this home on one of Canberra’s flashiest streets sold at auction for $5 million in November.

All four bedrooms have built-in robes; The master bedroom features a large walk-in robe and Carrara marble ensuite bathroom.
7. 18 Tennyson Crescent, Forrest

At the time of listing, Mr. Sanfrancesco said the home offered charm and a welcoming feel.
“You can definitely feel it, but the appeal is how well the home adapts to modern needs while maintaining its old-world charm,” he said.
Period features such as French windows and plantation shutters help retain vintage charm, while underfloor heating and modern appliances offer the best of contemporary living.
8. 74 Jansz Crescent, Griffith
74 Jansz Crescent has been completely redesigned since it was last sold.

The luxury home now features four bedrooms, an entertainment room and living room, as well as a four-car garage and outdoor pool.
The home, which features floor-to-ceiling windows, an oversized robe and modern bathroom and kitchen, sold for $4.85 million in March this year.
9. 122 Empire Circuit, Yarralumla
It had been rented to people affiliated with the church since 2019.

Surrounded by more than 40 embassies and high commissions, the property has attracted interest from homeowners, developers and religious groups.
“Several buyers’ agents reached out to us to say there wasn’t a lot of stock of this nature on offer,” Colliers’ Matt Winter said at the time of the listing. he said.

The house had never been lived in when it was sold, because the sellers who built it decided to sell it due to the long construction period.

Like 122 Empire Circuit, 18 Denman Street is surrounded by embassies and has attracted interest from the industry.
But Mr. Sanfrancesco said the layout was not well suited to that kind of use and was instead committed to being a family home.
