Apple rents more premium office space in Bengaluru

Bengaluru: Apple India Pvt. Ltd has taken a ten-year lease of an additional 1,21,203 sq ft in a premium office tower called Embassy Zenith in Bengaluru, after the iPhone maker acquired 268,000 sq ft in the same property last year.
Apple leased the space from MAC Charles (India) Ltd.
With this additional lease, Apple’s total area in Embassy Zenith now reaches 389,000 m2 and the monthly rent is 200,000 m2. ₹9.16 crore.
The total rent that Apple will pay for this space during its 10-year usage period is: ₹1,333 crore, according to real estate data analytics platform Propstack.
“Apple’s decision to exercise expansion rights at Embassy Zenith ₹1,333 crore in 10 years is a huge vote of confidence for India’s premium office market. An investment of this scale further strengthens Bengaluru’s position as a critical global hub for Apple’s engineering and operational growth,” said Raja Seetharaman, co-founder of Propstack.
Earlier in February, Embassy Office Parks REIT announced that it was considering the acquisition of Embassy Zenith from sponsor Embassy Group.
Embassy and Apple spokespeople did not respond mint questions. MAC Charles could not immediately be reached.
Technology companies and flexible workspace operators led office leasing activity in 2025, reaching a record high of 82.6 million sq ft (in gross rental) across India’s nine largest cities, compared to 79 million sq ft in 2024, according to real estate consultancy CBRE India.
According to CBRE’s 2026 Asia Pacific Real Estate Market Outlook, the supply of Grade A office space in the Asia Pacific region is expected to reach a new peak of 61.3 million square feet in 2026, with India alone expected to account for 40% of this.
According to the report, office supply is expected to be highest in Bengaluru at 12.1 million sqft, followed by Shanghai (10 million sqft) and Delhi-National Capital Region (7.1 million sqft). Procurement in Bengaluru will continue to be supported by global talent hubs.
“India’s increasing dominance in the APAC office supply landscape reflects the structural depth of demand drivers in the country,” said Anshuman Magazine, chairman and chief executive officer of CBRE for India, Southeast Asia, Middle East and Africa. “Even amid global macroeconomic recalibration, occupiers see India as a scalable, talent-rich target for multifunctional growth.”
