Future City’s Master Plan: Telangana Sets 9-month Deadline

Hyderabad: The state government has set a nine-month deadline to prepare a comprehensive master plan with development regulations for the Bharat Future City to be established on the outskirts of Hyderabad, official sources said on Thursday.
The government in February invited global tenders to seek bids for the Bharat Future City Comprehensive Master Plan-2047, which covers the jurisdiction of the Future City Development Authority (FCDA). Bids will be opened on March 16, and the tender process is expected to be completed by the end of March.
Sources stated that 12 companies applied in response to the tender announcement. The selected consultant will need to submit the master plan by December 2026. Officials suggested completing the project within nine months, although most interested companies wanted a one-year timeline.
The proposed scheme will cover an area of approximately 765.28 square kilometers covering 74 gram panchayats (56 revenue villages) across Amangal, Ibrahimpatnam, Kandukur, Kadthal, Maheshwaram, Manchal and Yacharam mandals in Ranga Reddy district. FCDA’s jurisdiction includes approximately 1.80 lakh acres of land.
About 15,000 acres of land has been acquired by the government, while 15,000 acres of forest area has been proposed for eco-tourism projects, including night safaris and parks, officials said.
The primary master plan and detailed project report (DPR) for the 30,000-acre core area was entrusted to Singapore-based consultancy Surbana Jurong. The broader Master Plan-2047 will guide the development of the entire City of the Future region.
The development plan proposes designated zones for sectors such as medicine and research, industry, entertainment, eco-tourism, artificial intelligence, electric vehicle production, pharmaceuticals, healthcare and life sciences. The locations and settlements of many districts, including the artificial intelligence city, will also be part of the master plan.
Offices of the Future City Development Authority and the Future City Police Commissionerate are being established in the project area. The FCDA office, built at a cost of ₹20 crore in an area of 15,000 square metres, is expected to open within two months.
