Conduct thorough verification before purchasing house sites or plot: HYDRAA

Hyderabad Disaster Response and Asset Protection Agency (HYDRAA) has urged people to be careful and do thorough verification before purchasing house plots or plots and proceed only after ensuring that all legal and regulatory aspects are in compliance.
Officials advised potential buyers to verify whether the land falls within the Full Tank Level (FTL) limits of any lake and whether the layout has received the necessary approvals. Those purchasing plots or villas in gated communities must ensure that the developer provides an access road of at least 40 meters connecting the property to surrounding colonies.
The recommendation came following complaints received during the Prajavani complaints program held on Monday. A total of 48 complaints were examined by HYDRAA Commissioner AV Ranganath.
Among the complaints, land owners from Pati village in Patancheru mandal of Sangareddy district alleged disputes over 92 acres of land developed as Anand Nagar Colony comprising around 1,100 plots. The scheme approved by the gram panchayat in 1980 reportedly did not mutate; Following this, the heirs of the original land owners and some farmers allegedly created new account books and resold some of the land, creating disputes over the approximately 32 acres of land.
Complaints were also made regarding sewage flow into Bachupally lake near Kakatiya Nagar Colony in Medchal-Malkajgiri district and inundation of various residential areas near Aminpur lake.
Separate complaints highlighted allegations of encroachment on parkland at GR Reddy Nagar in Kapra and Akshaya Enclave in Shobhana Colony in Balanagar, where residents sought HYDRAA’s intervention to protect designated open spaces.
