How to build the data center boom into your own home in the future

Data centers are eating up land, driving up utility bills, and becoming a lightning rod for public discontent with the power of big tech in society.
The Maine legislature recently passed a data center ban in the state (but failed to override the governor’s veto). According to the National Conference of State Legislatures, 14 states spanning the political spectrum from Oklahoma to New York are considering legislation that would ban or pause new data centers as public opinion on artificial intelligence shifts increasingly negative.
Yet despite the public’s and policymakers’ reservations, there is plenty of capital available to build new data centers. According to Wall Street’s latest estimates, the largest tech companies in the US will spend as much as $1 trillion a year on artificial intelligence by 2027. A recent report from McKinsey predicts that worldwide spending on data centers will reach $7 trillion by 2030.
At the same time, the idea of moving data centers closer to consumers, or even their homes, is gaining traction in real estate circles. Key players in the housing industry, including home builders PulteGroupis in early testing Nvidia and California-based startup Span will install small partial data center “nodes” on the exterior walls of newly constructed homes, according to a recent report from CNBC’s Diana Olick.
The question of whether this model can scale and whether homeowners, HOAs, and regulators will approve it is open to debate. Experts point out some benefits of home-based data centers; home-based grid allows for less construction of new ones and greater energy efficiency.
“It is technically possible and is currently being researched,” said Balaji Tammabattula, chief operating officer of US-based energy and technology company BaRupOn, which is currently building a data center campus in Liberty County, Texas. Just as a home computer can add processing power to a distributed network, a home can house computing hardware that feeds a larger data processing system, he said.

The home-as-datacenter model would follow similar attempts to use latent home power for crypto mining or sell rooftop solar or EV credits.
“Feasibility depends on available power, internet connectivity, thermal management, and type of workload. For batch processing and non-time-sensitive tasks, a home environment works surprisingly well,” Tammabattula said, but for high-density AI training or real-time workloads, housing constraints are harder to overcome.
As heat waste from data centers receives more attention in Europe, real-world examples are emerging as proof of concept. For example, a UK-based startup Heta It installs servers in people’s homes that process cloud computing workloads while channeling generated heat directly into the home’s hot water cylinder, effectively providing homeowners with free hot water in exchange for hosting the hardware. British Gas supported the trial of this model.
On a larger scale, operations have just started For heat pumps that divert waste heat from Microsoft data centers in Finland to heat the homes of approximately 250,000 local residents.
“These examples show that the concept works at both the household and community level,” Tammabattula said. he said.
A home data center comes with a ledger of pros and cons. On the positive side, the residential model reduces land and infrastructure requirements that have become serious bottlenecks, distributes computing closer to end users and creates a natural incentive for homeowners through energy savings, Tammabattula said. He added that home computing also has a strong sustainability angle, as waste heat is reused rather than being cooled at great expense.
But your questions to ChatGPT or Claude are unlikely to be generated from a server in someone’s closet or basement any time soon; These deep interactions with AI still require expanding data centers. Residential environments currently lack the power density, redundancy, physical security and environmental controls required by enterprise workloads. If you can’t get a signal for your own Wi-Fi or phone calls, you can’t power the data center.
“Connection quality varies across households, creating reliability issues on a broad scale. There are also regulatory and insurance questions around hosting commercial equipment in private homes,” Tammabattula said.
Currently the economy only works for certain types of workloads, such as batch processing, processing, and research computing. “Anything that requires guaranteed uptime or low latency is not yet suitable for this model,” he added.
Home-based data center and hyperscaler
The home data center is much more likely to become a niche tier of future infrastructure than a replacement for hyperscale data centers, given the limitations. Home data center models also often include a third party that owns and operates the equipment, so the homeowner doesn’t need to technically manage anything.
“Homes will not replace hyperscale data centers, especially for large AI training clusters that need dense power, high-speed network connectivity, dedicated cooling and tightly controlled environments,” said Gerald Ramdeen of Luxcore, a company developing next-generation optical networking and decentralized cloud infrastructure. A more realistic opportunity, he says, would be to turn homes into professionally managed edge computing nodes useful for AI inference, low-latency workloads, elastic/mass computing, cloud gaming, and certain heat reuse applications.
This approach has implications for daily life as it increasingly intersects with and through AI.
“It can be used to sort through the seven billion photos your teenage daughter has,” said Sean Farney, vice president of data center strategy for the Americas at JLL, a US-based global professional services and commercial real estate firm that manages 4.4 GW of data center space globally from more than 340 data center sites.
Farney noted that your smartphone has more computing capacity than the first data center ever built, so the home data center idea isn’t widely realized yet, but it probably will be. “It’s hard to compete with a hyperscaler because it’s operationally expensive to maintain a super-distributed footprint. But it can be done, and the company that does it right is looking at a nice-sized valuation,” he said.
There are still some technical limitations for home data centers before commercial-scale success is possible. First, the home needs to have a fairly reliable source of electrical and mechanical power, as Farney says a data center will overwhelm the residential power supply really quickly. “A 20-kilowatt residential generator won’t even get you a cabinet AI server,” he said.
So if technology can solve these problems, can homes overcome the scale effects of data centers? Farney thinks the answer is yes.
Artificial intelligence cybersecurity and physical security are issues
One reason to be skeptical about home-based data centers gaining traction is cybersecurity vulnerabilities, says Aimee Simpson, product marketing manager at Huntress, a global cybersecurity company.
“A collection of home-based micro data centers creates a need for a more robust network security approach,” Simpson said. While a home-based network operating at scale has potential benefits in terms of decentralized management – more sites mean more redundancy in case any data center goes down – expanding the footprint also makes security more complex.
“Each site’s hardware and software must be secure and carefully monitored to avoid any security breaches,” Simpson said. Meanwhile, the site’s physical security is “almost impossible to guarantee,” he said. “There’s a reason why mega data centers run by companies like Amazon and Microsoft are surrounded by high fences and protected 24/7.”

“I can’t imagine a world where end users with data security and compliance obligations would be happy with the idea of their sensitive, confidential information being processed and managed by servers potentially residing in someone’s garage,” Simpson said. Still, he knows there are legitimate networks of micro data centers that use tamper-proof physical containers. Having these in residences can alleviate some security concerns.
According to Arthur Ream, a lecturer in computer information systems at Bentley University, the home-as-datacenter model is plausible, is already happening, and is a logical response for inference, if not training, workloads.
“The interesting question is not whether residential computing works. The question is whether the security, reliability and regulation story holds at gigawatt scale, or whether the industry has quietly realized that the cheapest place to put the operational risk of AI is in someone else’s utility room,” Ream said.
According to Ream, Span is pioneering the model with examples like his work with Nvidia and PulteGroup, where Span owns liquid-cooled Nvidia RTX PRO 6000 Blackwell GPUs and installs them in residential homes, then sells the PC to hyperscalers and AI cloud providers; The homeowner, on the other hand, receives a Span smart panel, battery backup and discounted electricity and internet prices. Homeowners pay about $150 a month in electricity and internet fees; Installation is free when SPAN sells the computer to AI customers.
“The economic argument is one to be taken seriously: a 100 MW data center costs roughly $15 million/megawatt and takes three to five years to build. Span claims it can meet that capacity by deploying XFRA nodes in 8,000 new homes at $3 million/megawatt in about six months. Even with such an aggressive haircut for marketing math, the speed-to-power gap is real,” he said.
Other experts are less cautious and say the concept won’t work.
“Infrastructure for AI is not infrastructure for crypto. You can’t run data centers in basements,” said Sviat Dulianinov, chief strategy officer at Bright Machines, a San Francisco-based software and robotics company. Modern AI runs on “AI factories” consisting of thousands of GPUs working together and requires complex engineering, precision manufacturing, and tightly integrated supply chains from server and rack structure to distribution. “It also requires industrial-scale power and cooling. Computing will move towards the edge, but it will be standardized, engineered systems versus crowdsourced home data centers,” Dulianinov said.
As data centers draw the ire of communities from coast to coast, real estate professionals are following developments closely but have their own reservations about how housing communities will respond.
“HOA’s would definitely love the idea,” said Jeff Lichtenstein, president and founder of Echo Fine Properties in Palm Beach Gardens, Florida. “I can’t imagine our Facebook community page. Fighting between data companies, cities and homeowners associations would make the typical Republican-Democrat fight look like child’s play,” Lichtenstein said.
