A third of renters could be ‘forced out’ by average rent rise, research finds

Campaigns, millions of tenants, despite Labour’s committed protection, can be forced to move the house, campaigns, new research for the wages of big rent increases.

According to the survey of tenants’ Reform Coalition (RRC), more than two -thirds of tenants are definitely (34 percent) or possibly (34 percent) (probably 34 percent), saying that if the rent increase is given, it should be transported home.

The research is in front of the invoice of the tenants who are expected to take place later this year. The legislation will end the controversial section 21 ‘error -free’ evacuation notifications and strengthen the courts to protect tenants from unreasonable rent increases.

However, this does not go forward enough, RRC argues that the increase of £ 110 is an increase of 7.9 percent in the average rent and is close to the current average rent increase.

This means that the courts are unlikely to provide adequate protection against “rear door evacuation” through rent increases that the Ministry of Housing, Communities and Local Government should do.

In addition, research by the group reveals that the average decision made by the courts in the first half of 2025 has increased more than 240 £ rent per month.

The poll also reveals the sharp effect that the market rate increase may even be on tenants after years of rent market increases during Covid pandemia and life crisis costs.

Approximately 85 percent of the tenants, £ 110 to increase rent increase in expenditures should make changes, he said. 32 percent of these, they can reduce non -compulsory expenditures, 24 percent should reduce the foundations, he said.

He said that 14 percent would have to save more savings or borrow and that 13 percent would have no way to reach the rise.

Only 14 percent of tenants said they could meet the increase in their spending without making any changes.

The average rents rose to £ 1,339 in May. This increased by 30 percent when the rents began to rise during the years before 2021 and an increase of approximately 30 percent from £ 1,034.

This figure rises from May 2016 to more than four times the increase in 7 percent in four years, and the average rent is rising from £ 954.

RRC Director Tom Darling added that the government’s invoice of the tenants is “delayed ve and that it will provide more rights and protection to tenants and help to increase housing standards”.

“However, the rent increase gaps are a serious gap in the legislation. Even after the removal of chapter 21, our research argues that tenants will be pushed with rent increases from their homes and communities as much as one -third and that the landlords cannot threaten or fulfill their digestion.

“It would be simple to implement a limit on rent increases, returning to the pockets of the tenants and provides them with real long -term security in their homes.”

A housing, the Ministry of Community, Communities and Local Government Spokesman said: “Our turning point will enable tenants to increase the rents only to the market rate and the tenants will be able to challenge unreasonable rent increases through the first stage court.

“This will prevent the rent increases as a evacuation tool that uses rent increases as the rent increases of unscrupulous landlords, while the rents will be raised to a fair rate.”
