DLF to foray into senior living homes segment, plans ₹2,000-crore project in Gurugram — check details

Realty giant DLF Ltd said on Friday that it will launch a senior living residential project in Gurugram this quarter with an estimated revenue potential of around Rs 200 million. ₹2,000 crore as part of the expansion plan.
The upcoming launch will mark the country’s largest real estate company’s entry into the senior living residences segment, according to the news agency. PTI reported.
Speaking in a conference call with analysts, DLF Ltd Managing Director Ashok Tyagi said housing demand in Gurugram, the company’s key market, remains strong, especially for credible developers.
While details about the senior housing project are limited, the company has stated that it plans to launch more projects in Gurugram, Mumbai, Panchkula and Goa.
The company is confident that it will reach its pre-sales target.
Tyagi also expressed confidence in the company’s capacity to meet its pre-sales target. ₹20,000-22,000 crore this fiscal despite witnessing weak sales bookings in the last December quarter.
“We are confident of meeting the original sales bookings guidance,” Tyagi was quoted as telling analysts. PTI.
He only explained the reason for the decrease in sales ₹419 crore in the third quarter, the company paused sales bookings in the last quarter for its ongoing ultra-luxury residential project ‘The Dahilas’ in Gurugram and did not start any new residential projects, he said.
Upcoming launches
On the launch line, Aakash Ohri, MD, DLF Home Developers Ltd, a subsidiary of DLF Ltd, said that the company has started selling flats in ‘The Dahlias’ project from this quarter. He added that rates on this project have increased by more than 25 percent compared to pre-launch levels, which occurred in October-December 2024.
Ohrid also revealed that a famous NRI had recently purchased a property in this project but chose not to name the specific buyer.
DLF launched 17-acre super luxury residential project ‘The Dahlias’ comprising 420 flats and penthouses at DLF Phase 5 in Gurugram in October 2024. Nearly 220 flats were sold ₹According to the agency report, the Dahlias project has generated ₹15,716 crore till December.
Apart from this project, he also confirmed during the meeting that the company will soon launch a senior living project with estimated sales value in Gurugram. ₹2,000 crore.
DLF’s sales growth
In quarterly results published on Thursday, DLF reported a sharp decline in sales bookings. ₹419 crore from a record high in the third quarter of this financial year. ₹12,039 crore in the same period of the previous year
DLF Ltd’s sales bookings fell 16% ₹16,176 crore in the first nine months of this financial year. ₹19,187 crore in the same period of the previous year. On the contrary, in the last financial year 2024-25, the company achieved a record sales booking for 2024-2025. ₹21,223 crore.
The Gurugram-based company is primarily involved in the business of developing and selling residential properties (Development Business) and developing and leasing commercial and retail properties (Annuity Business).
