High-Rises Turn Hot Favourite for Developers in Hyderabad

Hyderabad: Hyderabad has witnessed a surge in high-rise buildings; developers have lined up 40 percent more projects in the old GHMC limits in 2025 compared to the previous year.
Authorities have given permission for 103 high-rise buildings in the erstwhile Greater Hyderabad Municipal Corporation (GHMC) in 2025, compared to 64 in 2024. The number of high-rise building permits issued by HMDA in non-GHMC areas within the Outer Ring Road in 2025 is 94.
The Hyderabad Metropolitan Development Authority (HMDA) has approved a construction area of 36 lakh sq ft to 91 lakh sq ft in its jurisdiction, which means a three-fold growth.
According to developers, the unlimited Floor Space Index (FSI) offered by the government in Hyderabad seems to be the main attraction for developers to opt for high-rise buildings.
Areas like Kokapet, Narsingi, Gandipet and Tellapur, small villages on the outskirts of the city, have now become the most preferred locations for developers to construct high-rise buildings. All these areas were outside the jurisdiction of the erstwhile GHMC and construction permits were approved by HMDA.
While Kokapet has the tallest project with 63-storey, 60-storey, 58-storey, 57-storey and 55-storey buildings, Nanakramguda has a 62-storey and 61-storey building. Preliminary approval has already been given for a 70-storey three-tower building in Osman Nagar, which will be the tallest building in Hyderabad once completed. The tallest building in Mumbai is the 88-storey residential complex Palais Royale in Worli.
When asked about developing the necessary infrastructure to support this growth, an official from the municipal government and urban development (MA&UD) said they already do a traffic assessment when allowing high-rise buildings.
The official said, “The height of the building is decided according to the width of the road. In addition to the traffic load, there is also infrastructure such as drinking water and sewage.”

If all the planned projects come true, Hyderabad could have the tallest buildings in the entire South India, trailing only Mumbai in the country.
