Patricia Ogunfeibo says, “I really want to get out of a host,” he says.

He sold a two -bed -room apartment in southeast of London, one of his nine property, 61 -year -old.

One of the biggest revisions of the private leasing sector is one of the many hosts who sell their property before the right bill of rights.

When the bill becomes a law, the government will prohibit the “error -free” evacuation of the government, and make it illegal to discriminate against tenants about rent increases and to benefits against possible tenants.

Ms. Ogunfeibo says some changes, “Hosts are scared,” he says.

The government said the bill would provide tenants “more security, rights and protection in their homes”.

The proposed changes were greatly welcomed by tenants, including Natasha Johnson, who was evacuated in 2020 through Article 21 and said that it was “traumatic”.

Among some changes TENER RIGHTS INVOICE, The government wants the following:

  • The forbidden section 21 “error -free” evacuation, landlords can evacuate tenants without any reason
  • Let tenants challenge unfair rent increases
  • Make discrimination against benefits or tenants with children illegal
  • Stop bidding, so that the tenants do not pay the advertisement at the price
  • Allow tenants want pets

Mrs. Ogunfeibo, who has been hired property since 1986, says that he was able to “get the money out” by selling the apartment.

The authority said that the sections of the law, including the sectoral database that is specially rented to help hosts to understand their legal obligations and to comply with compatibility.

But he’s worried that the bill will ultimately push the rents up.

“We need more affordable houses in the UK right now,” he says.

He continued: “What we do not need is the private leasing industry contract because the landlords are afraid and sold and leaving the sector.”

Last year, the property franchise group behind brands such as Avcılar, Fine & Country and Ewemove was running 153,000 rental houses for hosts, but this fell to 150,000.

Meanwhile, the data from the real estate agent Knight Frank showed that the number of new permissions coming to the London market in August was 8% below the previous 12 -month period.

“The Hosts will play a major role in deciding on the future of the bill, even though the hosts will take into account many factors, while deciding on future investment plans, including tax and energy efficiency policies, will play a major role,” Chris Norris, the Chief Policy Officer of the National Settlement Hosts Association.

“Considering this, in the midst of the lack of rental housing in order to meet the demand, it is very important that the bill has the trust of the hosts responsible as much as the tenant.”

He said that the courts had the capacity to quickly process legitimate property cases when the episode 21 ended.

In May 2021, the Flat Rental website Spareroom is more likely to leave the market than a survey of 821 landlords than a survey of 821 hosts than professional hosts.

According to the data, four out of 10 hosts with one to two rental property, 22% of those who have five to nine features and 22% of those with more than 10 properties are planning to leave the market.

However, according to Spareroom, so far, in the Rental Market, supply tenants’ rights are not greatly affected by the invoice, the highest month for Flatshare ads in January 2025 to four years.

The rights bill of tenants will present a new system to new tenants a 12 -month “protected period”, where the host cannot be evacuated if they want to carry or sell property.

Hosts can get rid of tenants for other reasons, including the criminal behavior of tenants.

After the first year, the landlords would have to leave the tenants four months, doubled in the current period, and offer a certain reason to end the tenancy.

The movement is “Welcome News” for Ms. Johnson, who was released from her rental property in 2020 with her young son in the middle of Covid Pandemi.

He is now campaigning for others in a similar situation through the London Tenants Union (Lru).

“No one should pass it,” he said.

“We are human. Some kind of communication, compromise. It was really traumatic.

He and his young son said that he moved from the shelter to the shelter and even spent one night on the street.

“The child still needs to go to school, you still need to prepare breakfast.

A group of protesters gathered outdoors and hired a big yellow poster with red text reading, "Rent control now - houses for unprofitable people," next to you "London Rental Association" logo. There are additional posters and signs that appear in the background with the crowd of individuals standing in a park.

Lru wants more protection for tenants in the capital

Lru says the last 21, “everywhere is a great victory for tenants, but rising rents will continue to push many of their homes and communities,” he says.

Union spokesman Jae Vail said: “Every person deserves a safe house where every person deserves a safe house where he can build a life because he is looking for a higher profit without fear of evacuation for ill -treatment.”

However, he said that the tenants would “have real security without rent control.”

“Rent control will keep prices low and keep communities together,” he said.

“Nevertheless, while the ordinary people pay the price of our fraudulent housing system, the government continues with the rich. It is time to put people’s lives before the portfolios of the landlords.”

‘GAME AREA LOVE’

A housing, the Ministry of Community and the Local Government Spokesman, tenants’ Rights Law this year, said that the law.

They said that there was a “manifesto commitment and legislative priority” for the workers’ government, and said the bill would be applied quickly after the “transformational powers” became a law.

“The bill will straighten the playground by providing more security, rights and protection to tenants at home, and eliminate the release of Chapter 21 and strengthen the tenants directly for extreme rent walks and bad conditions.”
