N.J. town getting 6 new restaurant, retail and fitness tenants in $500M development

Six new businesses will open starting July 2026 at a $500 million redevelopment complex called The Park in Union County.
Their debut will mean new dining, wellness and retail options at the 185-acre campus in Berkeley Heights, formerly known as Connell Corporate Park.
Incoming tenants will be located in The District at The Park, a 60-acre portion of the property anchored by a walkable main street with approximately 160,000 square feet of retail, dining and entertainment space.
Park The redevelopment transforms the area from a traditional office campus into a mixed-use neighborhood.
New food and beverage concepts include Four Spoons Ice Cream Company, a family-owned business, Doner Shack, a Mediterranean street food concept, and Cafe Exchange, a two-story cafe.
Other tenants include Prime IV Hydration & Wellness, Dogtopia and Greatness Wins athletic apparel.
The new tenants join a separate suite of entertainment and dining concepts announced earlier this year, with openings expected to begin in fall 2026.
These include Emberside Brewery, Rosa Azul and BASH, numerous bars, event spaces and 14 bowling alleys, which the project describes as among the firsts in New Jersey.
The park currently includes a 176-room Embassy Suites Hotel, a 112,000-square-foot Life Time Fitness center, Starbucks, Grain & Cane, FIELDHOUSE and more than 1.5 million square feet of office space, which is 97% occupied.
Plans also call for 328 luxury apartments as part of the wider development.
