Mark Wahlberg’s $37 million mansion skyrocketed in value. Here’s why

One mansion, four sales

It is noteworthy that the residence has changed hands four times since 2020. Only one real estate agent represented the listing in all four transactions, making the soaring value of the seven-bedroom, 10-bath mansion even more unique.

In 2020, Douglas Elliman real estate broker Senada Adzem represented the original owners of 9200 Rockybrook, where the house was known as the Sundara estate. Three years later, Adzem represented the mansion’s second owner, and it sold for $26 million, a 53% increase in just three years.

A little more than a year after purchasing the home, public records show there was a confidence that William Cafaro, co-chairman of a retail real estate development company in Niles, Ohio, and the home’s third occupant, decided to sell. Adzem became the advertising agency once again.

This process was more unusual. Cafaro sold the house as part of a larger deal worth $50.5 million. About a half-mile up the road at Stone Creek Farm is the Ferrari-inspired mansion. As is known, Casa Maranello was being sold by local developer Aldo Stark of Prestige Design Homes, with listing agency Adzem.

Cafaro paid for the new house $24.50 in cash plus the deed to 9200 Rockybrook Way; It was worth the same price he paid for himself in the deal: $26 million.

When the sale closed in January 2025, Stark became the mansion’s fourth owner and immediately began a stunning multimillion-dollar renovation of the 17,800-square-foot mega-home. He jettisoned the old Sundara name and covered the house’s old slab-covered walls with polished rare stones and bold, shiny Guyanese wood from Brazil.

Stark completely redesigned everything from the kitchen to the club room and filled the house with custom furniture.

Then the kitchen. The new look includes countertops clad in Orobico Grigio marble, floor-to-ceiling walnut furniture, vegetation accents on the ceiling, and 30 teardrop-shaped light fixtures.

About two months after the closing, the mega-home was listed for sale for the fourth time.

Re-emerging with a new look, a new name and a new price tag, one of the few things that remained the same was that Adzem was the listing agent again.

The home, now called Palazzo di Lago, debuted at an ambitious price of $45 million, which is $19 million more than what Stark paid for it two months ago and 165% more than what it sold for in 2020.

In October, Adzem completed the fourth deal and handed over Palazzo di Lago to its fifth owner; The buyer’s broker, Michael Costello of Compass, confirmed to CNBC that it was Mark Wahlberg.

The fully furnished mansion closed at $37 million, according to Florida’s Multiple Listing Service, which is $11 million more than what Stark purchased seven months ago and up 118% from the 2020 sale.

Adzem also achieved an unusual success in real estate, selling the same house four times in five years for a total transaction of $106 million.

Five owners over five years seems like an unusually high turnover rate, but Adzem has a simple explanation.

“People’s circumstances change and they have different chapters in their lives, so we’ve had the privilege of being able to guide and add value to this house through different evolutions and different owners,” Adzem said.

According to Adzem, many factors were effective in making the mansion so popular. Here are the top five:

Adzem attributed much of the 54 percent price increase from 2020 to 2023 to the pandemic, which caused an increase in demand and prices for homes in South Florida.

“After Covid, our market has definitely accelerated,” he told CNBC.

2. ‘Micro market’

Some of the other market dynamics that drive Palazzo di Lago’s pricing are unique to Stone Creek Ranch, which Adzem describes as a luxury “micro-market.”

The private gated community covers an area of ​​approximately 187 acres with 37 luxury homes, each on approximately 2.5 acres of land. This is a supply-constrained situation where prices are seen to be significantly affected by a wave of new construction homes trading at record-breaking prices. These recent compositions helped raise the price of Palazzo di Lago.

“The last time they traded was $6 million,” Adzem told CNBC. “However… there are no vacant lots left in this neighborhood.”

Adzem believes that the more than threefold increase in the price of land here is just the beginning. He points out that it is difficult to find 2.5-acre land worth a megahome in Palm Beach County, and that the decreasing supply, especially in this neighborhood, will push land prices even higher.

“I feel like the dirt is going to double because the only potential sales coming up would be breakups.”

3. The power of VIP neighbors

Another factor driving the market is the small community’s growing list of VIP holders.

Billionaire hedge fund manager and New York Mets owner Steve Cohen bought the home next door to 9200 Rockybrook Way for about $22 million in 2021, according to MLS.

“[Potential buyers] they often want to know who else in the community owns it. This is important to them,” Adzem said.

Rich and famous residents can create a halo effect and make nearby real estate more attractive to potential buyers. There’s also no shortage of ultra-high-net-worth neighbors living nearby, including current and former CEOs of Fortune 500 companies, a former NFL player and a pop star, according to Adzem and public records.

4. Wealth migration

Wealthy buyers looking to escape their home state’s tax burdens continue to be a major draw in the tax benefits offered in Florida, which have helped increase and sustain demand.

“We’ve seen a huge influx of buyers from California, from New York, from Connecticut, and we’ve seen a continuing influx of buyers, and they want what you see here,” Adzem told CNBC.

5. Millions of dollars in renovations

Adzem also noted that Stark’s renovations added to the property’s value.

“He didn’t go neutral and didn’t make a very obvious choice in the color scheme. He really wanted to make an impact and put his own taste in there,” Adzem said.

Adzem and Stark described the expenditure only as a “million-dollar renovation,” so it’s unclear exactly how much it cost to transform a house built in 2017 into the new Palazzo di Lago.

But Adzem told CNBC that the dramatic renovation and the new “James-Bond-inspired vibe” were the final catalysts that made the buyer willing to pay the premium.
