Towers with hundreds of ‘co-living’ units planned near heart of Fortitude Valley
New towers with hundreds of small apartments for “co-living” are planned in Fortitude Valley.
The project, fronting 26 Constance Street, will consist of 312 one-bedroom units housed in two buildings up to 15 stories in height.
A common kitchen, common open space, garden, rooftop pool and game room are planned on the roofs.
According to documents submitted to Brisbane City Council, each of the apartments has a private living area, kitchenette and bathroom and will be used for “co-living” accommodation, including rooms.
Communal laundry facilities will be provided on the ground floor.
“The proposed development makes productive use of an underutilized part of Fortitude Valley and provides much-needed housing supply and accommodation options in this important location,” the development application says.
The block covers just over 1500 square metres. It is directly opposite the BMW dealership and approximately 250 meters walk from The Wickham pub.
There will be no on-site parking available and modeling suggests parts of the block may be susceptible to flooding.
Artist renderings reveal the name “Arklife Little Constance” on a public path running between buildings.
Arklife previously announced plans to build a 31-storey build-to-rent project near Constance Street, with 327 units, retail and office space.
There are several other planned residential projects nearby in Fortitude Valley, which is rapidly developing as an apartment hotspot.
A development application for two towers to be built directly above the Zoo music venue has been lodged with Brisbane City Council in 2023.
