Opera House views fetch $3.7m, Federation house in Marrickville, Strathfield townhouse and c1917 bungalow in Dulwich Hill

The property’s new owner said the apartment overlooking the Beulah Street Pier provides “a $100 million view for a few million.”

The property was one of 718 scheduled to go up for auction in Sydney this week.

A young family in Strathfield bought their first home, paying $1.35 million for a three-bedroom mansion. 4/523-527 Liverpool Road, Strathfield.

The property had a guide of $1.1 million and a reserve of $1.34 million. There is no legal requirement for a seller’s reserve to match the property’s price guide.

Agent Jesse Di Loreto of Richard Matthews Real Estate said the renovated mansion received more than 400 requests that day from six registered and active bidders. In the end, it came down to a young family and a downsizing couple.

Di Loreto said he sold the property to existing sellers four years ago, but they are now considering turning it into a home. He said there was some concern among buyers about the impact the latest rate hike would have on that side of the market.

“It’s a little more sensitive for anything under $1.5 million,” he said.

A developer was the successful bidder for an unrenovated house in Marrickville; It paid $4.5 million for the 727-square-foot dual-access space, beating out the open bidder with its restoration plans.

John McGrath, managing director of McGrath Real Estate, acted as auctioneer in the sale. He had a long-standing connection to the family home and had eaten there in the past.

Stamatatiou-Buda said he was not surprised by the interest in the level block, which is marketed with “double façades and superior potential”. It is also within walking distance to shops, cafes and transportation hubs such as the soon-to-be-completed Metro station.

“There is strong interest in these properties,” he said. “Size and quality; “It doesn’t come up very often.”

Four bidders registered for the auction in nearby Dulwich Hill. 35 Herbert Street, Dulwich HillA four-bedroom California bungalow circa 1917 sold for $3.5 million.

It had a price guide of $3.2 million and a reserve of $3.5 million.

The bungalow has been updated and restored, retaining many of its original features, such as patterned ceilings and original woodwork, and is surrounded by a well-tended garden.

Adrian William Realtor Norman Tran said all bidders were property owners who were impressed by the character and condition of the home.

“The house was a testament to the owners of how they preserved and restored the house,” he said.

The bidders were all from the inner west and were looking to make improvements and benefit from access to local amenities.

“Dulwich Hill’s popularity is supported by the recent opening of GreenWay,” Tran said. “This was an added value. The buyer was talking about it with the owner and telling them that he bikes a lot, so GreenWay was a big advantage.”

The six-kilometre GreenWay is a walking and cycling corridor stretching from the Cooks River at Earlwood to the Parramatta River at Iron Cove and Bay Run.
