Helen Flanagan’s money woes deepen: Actress knocked another £50,000 off price of marital home she shared with ex Scott Sinclair to finally sell it

When Helen Flanagan and Scott Sinclair moved into a stunning six-bedroom mansion five years ago, they set up a dedicated social media account documenting how they would create their dream ‘forever’ home.

The couple have posted a series of interior design and style updates on an Instagram page called ‘Sinclair’s home’, from creating a Harry Potter-themed playroom for their children to lovingly reupholstering a £15,000 sofa in ‘beautiful dove grey’.

The sofa would become a huge point of contention between the former celebrity couple after their 13-year relationship ended just a year after they moved into the property, which Sinclair bought for £840,000 in June 2021.

Amid a decline in the couple’s fortunes and an increasingly acrimonious split, former footballer Sinclair, 37, is said to have stepped in to block the sale of the sofa after former Coronation Street star Helen put it up for sale on Instagram for £3,950.

The sofa was reportedly placed in storage along with most of their other furniture as the warring couple continued to argue over the details following their split.

The episode highlighted the financial troubles and toxic nature of the relationship between the flamboyant couple, who had previously given insight into their jet-setting lifestyle in social media posts and glitzy magazine photo shoots.

As their relationship unraveled, Helen, who was once reported to be worth £3.5 million, revealed she was struggling financially as a single mother and claimed she couldn’t afford a taxi to take her son to nursery.

While the couple has moved on with their lives, they appeared to have taken a big step forward when their home finally sold a few weeks ago.

However, this came after a series of significant price declines.

And now the Daily Mail can reveal the deal is worth tens of thousands of pounds less than previously thought.

The mansion, located in the picturesque Lancashire village of Belmont, is listed for sale in May 2025 for £1.5 million.

In a sign they were looking for a quick sale, the asking price dropped dramatically to £1.195 million after just four weeks on the market.

But the property has failed to attract buyers, despite Helen, 35, reportedly spending £150,000 of her own money on renovating the massive 5,000sq ft three-storey mansion.

The price has been reduced again to £995,000; this accounted for more than a third of the original valuation, and it was finally sold in May, a year after it went on the market.

But according to new documents, the sale took place after a further £50,000 was shaved off the price tag.

Land records show the house was bought for just £945,000 by a couple who run a property management company.

Although it is unclear what financial arrangements exist between the couple, it appears Sinclair was the driving force behind the sale.

He paid for the property in cash and was the sole registered owner of the property, and despite their long-term relationship, the couple never married.

When mother-of-three Helen began to inspect the personal touches of their dream home, she explained that the couple had always rented a house before, and that Sinclair had traveled around the country and played for different football teams.

He made it clear that he wasn’t happy about moving after putting so much love and money into the property.

Helen said last year: ‘I’m actually sad to be leaving soon because I’ve worked so hard for this.

‘When we moved I invested a lot of my savings into renovating the house and making it look really nice.’

A friend of Helen’s added at the time: ‘Scott is paying for the house and all the bills and decides a six-bedroom house is too big for Helen to be on her own with the kids.

‘But Helen doesn’t want to move and is putting her foot down. He loves it here, the children are in the local school and his parents live around the corner.

‘Scott wants to buy Helen a four-bedroom house. ‘He even offered to put it in her name but he wants to stop the child support payments.’

When the move finally took place, the former couple appeared to be in good spirits as they reunited to oversee the evacuation of the property by removalists.

Helen wrote on Instagram: ‘I really, really didn’t want to move and cried a lot at the end of April.

‘But this is a new beginning now and I’m positive and there will be fresh energy and new beginnings!’

But a friend said: ‘Helen said she doesn’t even plan to talk to Scott or look him in the eye, things are still toxic between them. All conversations about moving and furniture were mostly via email.

‘Scott is relieved that the house has finally sold, but Helen is in limbo at the moment.’

Helen is thought to be staying with relatives while she arranges a rental property in the area.

In a thinly veiled dig at her ex, she shared that “it was always just the four of us,” referring to him and their children.

He wrote: ‘We say goodbye to our beautiful home (Charlie obviously playing).

‘It was always just us, just the four of us. I really feel like I found myself in this home and it was so special.

‘There are no words to describe how much I love you babies and I will always teach you what is important in life and what is not, to have morals and integrity, to live your lives authentically and to be true to yourself.

‘My relationships with all three of them will always be my priority and will remain so until my last breath.

‘There’s nothing I wouldn’t do for you three x Your mother always took, always x.’

Despite sharing, there was a time when the couple had everything.

They enjoyed a fabulous lifestyle after meeting in 2009, when Helen was just 19 and starring as Rosie Webster in Coronation Street.

Born in Bury, Helen took on the role aged nine, after previously appearing in commercials for Fairy Liquid and Daz.

He reportedly earned £400 per episode from his first occasional appearances, which featured little dialogue.

But during her 12 years on the show, Helen has become one of the street’s best-known characters; She earned £120,000 a year and was involved in a number of dramatic storylines, including her own affair and subsequent kidnapping by serial killer teacher John Stape.

Sinclair was playing for Birmingham City when they met and was reported to be earning up to £55,000 a week following high-profile transfers from Chelsea, Manchester City and Celtic.

However, despite making nearly 500 league appearances during his 21-year career, Sinclair turned into a journeyman footballer who played for 14 different clubs.

He ended his career at Bristol Rovers, who were also the first team he signed for, bringing home a much more modest pay packet estimated at £2,600 per week.

His contract was not renewed after the club was relegated to the fourth division of the football league in May 2025, and although he did not officially announce his retirement, he has not played since then.

The couple continued to combine her career with starting a family after becoming parents to their three children – 11-year-old daughter Matilda, eight-year-old Delilah and five-year-old son Charlie.

Despite appearing in reality TV shows, pantomimes, brand partnerships and modeling work, Helen shocked fans when her fragile financial situation was revealed in January last year when she appeared in court after being caught speeding twice and failing to provide information on the identity of the driver.

Helen told the court that due to the remote location of her home, she would be ‘really struggling without a car’ and could not pay the £10 toll to take her son to nursery.

She said: ‘My job is really to be a stay at home mum. Their father works away. It’s really hard for me to make money these days.

‘I earn money from social media, but it depends on the amount I earn.’

He added: ‘I think there might be a perception that I can easily afford a driver, but that’s far from the case.

‘I have enough money in my account to pay my tax and VAT and that’s basically it.’

Despite her plea that being without a car would cause ‘extraordinary hardship’, Helen was banned from driving for six months, plus ordered to pay a £2,000 fine, £800 victim surcharge and £110 prosecution costs.

Later, when the move took place, she announced that her sofa had been sold along with other furniture, saying in a video: ‘So I’m going to sell everything.

‘I worked with interior designers on my house, in fact I spent all my savings… I spent all my savings on the renovation of a house that was not actually in my name, I do not recommend it!’

Helen continued: ‘Anyway, so yeah I spent a lot of money so I’m going to sell it, put it on Instagram and make it work that way.’

Perhaps underlining how variable Helen’s earnings can be, the latest set of accounts for her company, HJF Darling Ltd, showed she had income of £126,597 last year, giving total assets minus liabilities of £85,446.
