Queensland government to fast-track development in South Brisbane, Turbot Street, Banyo and Meadowbrook
Four development sites in Brisbane and Logan, including controversial skyscrapers on the river in South Brisbane, are to be fast-tracked by the state government in a move they say will deliver 5000 new homes over the next three years.
The Interim Priority Development Area declaration, covering four different parcels of land, would override local planning laws.
The four sites are in Kurilpa (covering the former Visy site and other blocks on Montague Road in South Brisbane), the former Brisbane Dental Hospital and adjacent block on Turbot Street in the CBD, the former Energex warehouse in Banyo and a vacant plot of land on University Drive in Meadowbrook.
The Interim Land Use Plan for the regions will be open to public participation from June 1 to June 19.
Jarrod Bleijie, deputy prime minister and minister for state development, said the move unlocked unused government land and was essential to the government’s promise to build one million new homes by 2044.
“This is about cutting unnecessary red tape so industry can start building homes sooner, but also about ensuring developments are well designed and reflect the needs of local communities,” he said.
Under the plan, Economic Development Queensland will assess development applications that can now be submitted.
The Montague Road area has been a contentious issue since it was announced in 2023 that height limits would be lifted to allow the construction of Brisbane’s tallest buildings. The need for affordable housing has also disappeared.
Whoever takes on the project on Turbot Street will have to include the heritage-listed hospital in their high-density plans. The Bath district will be mixed density, while Meadowbrook will consist only of medium density townhomes.
Turbot Street, Bathroom and Meadowbrook were part of the Land Activation Programme, under which government land was made available for development.
