RERA Cases Flag Rising Realty Fraud

Haydarabad:The last three decisions made by the Real Estate Regulatory Authority (TGRA), unregistered projects, long delays and lack of basic infrastructure, have been subjected to serious violations by the builders, leaving HOMUYER in distress. In two of the three cases, the developers refused to appear in front of the authority and led to the decisions of the old PARTE.
In the first case, Bhuvantena Infra projects used a fake number to sell apartments without any approval in the brochures. The builder relied on a general power of attorney (GPA) from the landowners only without any legal permission. In the project, a buyer was trapped for a apartment paying 47 Lakh RS. Rera fined 76.4 Lakh and ordered a repayment with an interest of 10.8 percent.
In the second case, Maha Infra developers sold lands in the attempt “Suvarna Sampada 2”, but did not conduct any development. The land was later transferred to Suvarnabhoomi infra without completing the promised order and leaned the buyers for more than six years. While the two companies accused each other, RERA both responsible, punished and ordered the completion of the development within 60 days.
In the third case, construction projects Pvt. Ltd., even years after the signing of a Development Agreement in 2015, could not register the villa project or delivered ownership to the landowners. Bengaluru -based land owners complained about non -standard construction and long delay. Rera, “ `15.2 Lakh punished, the developer immediately registered the project and directed to correct construction defects.
Senior Rera official Srinivasa Rao said, ız We see cases where builders sell lands or apartments using a GPA without getting approval or even start working. In some cases, they transfer parcels to other companies without the consent of the recipient or the promised development ”. “Do not trust only brochures or what builders say. Always verify the project registration on the Rera website and read the sales contract carefully before making any payment,” he said.
