₹237 crore per acre land deal near Raidurg shatters records

6.29 acres of land in Raidurg in the western part of Hyderabad.

A 6.29-acre land parcel in the western part of the city, bounded by a road on both sides, was auctioned for ₹237 crore per acre on Thursday, setting a new benchmark.

The final bid price of ₹237 crore was 70.5% higher than the reserve price of ₹139 crore per acre. The identity of the winner of the tender is not yet known.

The e-auction saw heavy bidding from national real estate players; because there is a 45 meter wide road on both sides of the land and there is T-Hub and My Home Bhooja in the vicinity. The land was developed by Telangana Industrial Infrastructure Corporation Limited (TGIIC).

The overall transaction value of the deal with the bidder was approximately ₹1,490.73 crore.

The e-auction was conducted through the MSTC platform, which provides a transparent and competitive digital bidding process; real estate giant JLL served as transaction advisor.

With this deal, all eyes are on another 5.09-acre land parcel of TGIIC, which will be hit on June 1. The plot is U-shaped in the neighborhood of Sattva Knowledge City, ITC Kohenur and Durgam Cheruvu.

In October 2025, TGIIC created a record when another land parcel of 7.6 acres was sold for ₹133 crore per acre. While the 2025 land deal has diverted enthusiasm from Rs 100.75 crore per acre land in Kokapet Neopolis, Thursday’s successful auction fetched more than double that amount.
