Lodha Developers targets ₹24,000 crore in housing sales in FY27

Bengaluru: Lodha Developers Ltd aims to record higher home sales in 2026-27 and build its annuity business to generate more rental income, thereby creating a balanced portfolio, a company executive said.

“It has been five years since Lodha Developers’ IPO in April 2021. Since then, the company has achieved both scale and profitability that are unmatched among its peers. Delivering consistent profitability will be a constant focus and we expect a PAT (profit after tax) growth of 20% every year for the foreseeable future,” Sushil Kumar Modi, chief financial officer, Lodha Developers, said in an interview.

Lodha will also launch its first projects in Gurugram in FY27, where it has already roped off two land parcels for residential development. Last year, the developer did this: 60,000 crore business development creates a huge pipeline of projects to be developed and sold in the coming years.

Strong sales

Lodha Developers is among the top four bestselling developers in the country along with Prestige Estates Projects Ltd, DLF Ltd and Godrej Properties Ltd. Even though the housing industry is witnessing some signs of recession, most of the top developers continue to deliver strong sales.

Godrej Properties reports record 16% increase in sales bookings in FY26 34,171 crore on strong demand for residential units. Prestige Estates achieved its highest annual sales 30,024 crore, up 76% year-on-year in the same period. DLF has not announced sales figures yet.

Known for its large residential portfolio in its core market Mumbai Metropolitan Region (MMR), along with Pune and Bengaluru, Lodha Developers also plans to increase its annual revenue or rental portfolio going forward, largely from office, retail, warehousing and data center businesses.

Modi said the company’s rental income was in February: 300 crore by the end of FY26 will see significant growth of approx. 3,000 crore in six years.

The company, which has a huge land bank in Palava in MMR, will sell some of the land. The developer will also build a hardened shell (bare, ready-to-use building) for data centers with a capacity of approximately 1 GW, equipped with basic infrastructure such as power supply and cooling systems, and lease the space to hyperscalers. In the past, Lodha had sold domains to Amazon Web Services in Palava.

“The land to be sold will generate cash to support the development of data center space. The annuity business will generally be supported by investments made through our internal accruals,” Modi added.
