A cluster of historic shops on Hay Street in Subiaco have been saved from demolition after the City of Subiaco won a legal bid to stop a developer from bulldozing the area.

The State Administrative Court confirmed yesterday that it had rejected the Sanur construction group’s review application for the demolition of 424 to 440 Hay Street.

An application for $250 million to redevelop the site into a commercial and retail precinct was first submitted in 2020 and the council rejected the plans, saying any future development had to protect the heritage buildings.

Mayor David McMullen welcomed the long-awaited SAT decision.

“These buildings have been standing for over 100 years and there are many more years left in them,” he said.

“For reasons they have never convincingly expressed to us, the owner of this site appears to want nothing more than to demolish the buildings and all the stories, memories and heritage they contain.”

The builder argued the buildings were unstable and posed a safety risk, but SAT found there was no need to bulldoze them and called on Sanur and the municipality to move quickly with a new plan for the area, which has been closed since 2021.
