Toorak house with price guide of $45.5 million to $50 million sells
A Toorak mansion, priced at $45.5 million to $50 million, has found a buyer for what could be the highest sale so far this year in this exclusive suburb.
The seven-bedroom, nine-bathroom, 1920s Mediterranean revival-style home was listed for sale in October last year, pitched as an opportunity for the buyer to swap it for the home of their dreams.
A warning appeared in the headline on Wednesday, revealing the buyer to be Patrick Quinlivan, who corporate records reveal is a shareholder of Gaiya Skin Pty Ltd and is headquartered in Surfer’s Paradise, Queensland. According to public records, Quinlivan also owns a house in Malvern that he purchased in 2023 for $20 million, 350 thousand.
The exact sale price of the house will be made public at the time of the deal, but even the result at the bottom of the guide would outpace Toorak’s other sales that year.
The house is the deceased estate of Zofia Kipen, whose husband was the late Symcha (Sam) Kipen, brother of Israel Kipen, co-founder of Mount Scopus Memorial College, Australia’s first Jewish day school. It was offered for sale for the first time in fifty years.
The property was listed by Sotheby’s Melbourne co-managing directors Antoinette Nido and Max Ruttner, who were contacted for comment.
The residence is located on just over 3500 square meters of land in the heart of Toorak, near Toorak Road.
A wraparound driveway leads into a large, stately reception hall and leads into a series of lavishly wallpapered and light-filled rooms. Rear dining and entertainment rooms overlook lush lawns, mature trees and an oval swimming pool.
Elsewhere in the suburbs, Regis Healthcare co-founder Bryan Dorman has reportedly sold his Toorak mansion for around $20 million.
However, for buyers with a big budget, there are many large homes for sale in the area. The Myer family’s Cranlana on Clendon Road is being offered for sale with prices ranging from $96 million to $105 million.
Toorak is home to Melbourne’s record-breaking sale, Coonac, which sold in February last year for a price some estimate at $135 million, while others estimate around $115 million.
Toorak’s median house price was $4,125,000 as of the December quarter last year, according to Domain data.
