Huge new UK commuter ‘village’ to be built with almost 3,000 homes | UK | News

Plans have been approved for a major new suburban development in the UK, where almost 3,000 homes will be built as part of a large-scale “village” designed to ease housing pressure and support growing suburban demand.

The proposed development would include around 2,800 to 3,000 new homes alongside schools, shops, green spaces and community facilities, creating what developers describe as a self-contained village rather than a traditional residential area. Local Democracy Reporting Service reports.

Based in Chelmsford, Essex, the project primarily targets commuters, with the site chosen for its strong transport links to nearby cities and employment centres. Developers say this location will allow residents to live outside city centers while maintaining access to rail and road networks.

Three builders Ptarmigan Land, Halley Developments, Countryside and L&Q are collaborating on the development of the projects.

A spokesman for Countryside and L&Q said: “The plans also include green open spaces, paths, paths and public transport links, creating an area that has a sense of community, feels welcoming and makes modern living as easy as possible.”

In addition to housing, the plans also include new primary schools, health facilities, local shops and entertainment areas, as well as walking and cycling paths aimed at reducing dependence on cars. Large green areas and public parks are also planned to form part of the project.

Local officials said the program will play an important role in solving the regional housing shortage, especially for families and first-time homebuyers.

Some of the homes will be designated as affordable housing, but exact figures will be confirmed at a later stage.

Supporters of the development argue it will stimulate the local economy, create construction jobs and provide long-term investment in infrastructure.

Developers have also pledged to work with councils to improve transport capacity and public services as the population grows.

A spokesman for Halley Developments said: “We recognize the level of responsibility this project brings.

“Chelmsford Garden Community is not just about housing – it is about building on previous successes and learning lessons from the past in a positive and constructive way to create a thriving, inclusive and sustainable place that will inspire future generations.”

But some residents have raised concerns about the pressure on roads, schools and GP services, as well as the potential impact on the surrounding countryside.

In response, planners say the project is designed to balance growth with sustainability, including environmental mitigation measures and phased construction.

Councilor Derek Drew-Smith, chairman of New Chelmsford Garden Community Council, said: “I welcome this significant milestone for the Chelmsford Garden Community and the clear commitment from all partners to deliver a development that is both ambitious and responsible.”

Construction work is expected to begin next year and the village will be delivered in phases over the next decade.

Once completed, it will be among the largest new suburban-focused developments currently underway in the UK.
