Rather than filling the space with color or spectacle, the vertical fin provides subtle movement that reflects the behavior of the river and sky, helping to unify the river corridor and create a renewed sense of identity for Kangaroo Point.
In the evaluation report prepared on behalf of Deery and submitted to the municipality, Planning Initiatives recommended that the project be approved even though it was three floors above the 15-storey height limit.
The Deery family has lived and worked in Kangaroo Point for more than 60 years, is strongly invested in the local community and wants to make a meaningful and lasting contribution to the area, the report said.
“The proposal seeks to complement the surrounding recreational uses provided by the historic Story Bridge Hotel across Main Street, thereby supporting land use synergy between the hotel component and the Story Bridge Hotel,” he said.

An elevated pedestrian crossing, known as a wombat crossing, has been proposed along Main Street to provide easier access between the new project and the hotel.
“The proposal responds to the growing demand for high-quality, larger-scale housing in inner-city areas and benefits from the increasing levels of pedestrian accessibility provided by the Kangaroo Point Bridge,” the Planning Initiatives report said. he said.
“The proposal will both support the current housing supply shortage and respond to the opportunities presented by the 2032 Brisbane Olympic Games in this iconic location.”
The proposal included 12 three-bedroom and 17 four-bedroom units; the latter occupied all floors of both towers.
The project will include 113 parking lots, 81 of which will be for residents.
Planning Initiatives suggested that unused space between buildings could be used as justification for the permitted height.
“The additional height occurs where the ‘carved out’ portion of the building is essentially placed at the top of each tower to maintain and expand the density of the development,” the consultants said.
Because of this additional height, the impact of the project was deemed assessable and would be open to public objections.
