However, the Association of British Insurers advises homeowners to check whether their home and contents insurance provides the cover they need before hosting guests.
He also says it’s worth checking that your travel insurance covers accidental damage before staying at someone else’s house.
Petra Novak, who uses home swap site Kindred, says the platform’s own damage protection policy covers her if something gets damaged in her London flat.
The 34-year-old, who uses the platform while working remotely across Europe, says he has saved around £18,000-20,000 through house swapping.
He says he was nervous at first about switching homes with strangers, but he never had a bad experience.
But for added peace of mind, he likes to browse potential guests’ social media profiles, adding that a personal touch can help build trust before the exchange.
“I personally love it when someone sends me a booking request with a nice introductory letter telling me about themselves and why they are visiting London.”
